The price of Milford CT homes for sale has come down about 17% over the past year. While this is a sad situation for many who were hoping to sell at this time, it is equally an opportunity (maybe of a lifetime) for anyone who wants to buy a house in Milford. Also, it should be noted that home prices everywhere are down a similar amount or more, so the situation in Connecticut is not unique. In fact, prices have remained higher here, on a relative basis, than in many of the more volatile markets around the US. Nevertheless, I would say that now is as good a time as we have seen in a long time to buy into real estate. And why not do it in a fine town such as this?

Milford, CT, has a population of approximately 51,000 people. It has experienced a quite rapid growth and has shown its true colors by utilizing this growth in the right way.  In the context of one of my other hubs, Milfordians don't have to ask, does P90X work? Because they're smart enough to appreciate how the only way to know is to try.

It has become quite economically developed without betraying its New England charm. In fact, Milfordians have continually voted to protect the land’s natural heritage and have placed some smart limits on land use, etc. They have made sure to keep old, historic homes from being demolished.

The Current Housing Market

In terms of the current housing market, the median price of Milford CT homes for sale is approximately $250,000, down from $300,000 a year ago. (We are now in the middle of July ’09, which will probably prove to be more or less the bottom.) Just like Westport, CT, Milford is located alongside the Long Island Sound, a very tranquil (if busy) spot. It really is nice to be able to gaze out of your kitchen window and see such a fine piece of ocean rolling along.


Connecticut Homes: So Charming

In the end, I would recommend to anyone looking to buy a home anywhere in lower New England to consider Milford and its surrounding Connecticut area. It may be true that not all neighborhoods are so charming, but at the same time there are some deals to be had, so I’d be wary of waiting too long myself.

Now, according to Zillow there are upwards of 700 properties currently listed for sale in Milford, Connecticut. While they are known for their pricing estimates I am not so sure about their inventory numbers. Nevertheless, they are probably as reliable as anyone else. In the end you either will or won’t go take a look. It is a charming section though, and is worthy of at least a visit at some time in the future.

Milford and the Surrounding Area

Unlike its New York neighbors, this Connecticut town will truly give you a New England feel. After all, it is really on the southern border of this famed area of the Northeastern US. So as I was pointing out earlier, you will not miss out on the “beach town” atmosphere and the refined and intellectual mood to be found here, along the coast. Also, anytime you want to leave your home and jet up the coast you can.

The fact is that these are some of the more beautiful homes for sale anywhere in the country. And remember that New York City is accessible from here and everywhere else in the tri-state area. You get access, but you can also escape very easily.

Estimates vary on the actual current state of the market here. I have seen figures quoted anywhere from 180 to 560 Milford CT homes for sale! That seems quite absurd, but is to be expected because of all the different data sources that realtors can sometimes tap into. Statistics don’t really tell the true story of this historic part of the nation anyway. At best they are just a guide.
